This is the Coweta page for shingle roofing. The short version: you want the best value roof that still meets code and insurance requirements, and you can have it without a salesperson at the door.
Get a written quoteThe good news about production roofing is that the decking is generally sound, so replacements price predictably. Boom-era roofs look fine from the street and fail inspections anyway; granule loss and cracked pipe boots are the usual findings. Metal roofs shrug off hail punctures but can dent cosmetically, and several Texas carriers now exclude cosmetic damage on metal — check before you switch.
On cost: the most affordable full-roof option; the step up to Class 4 impact-rated shingle is a modest premium that usually pays for itself in Texas through carrier discounts.

How it works
A shingle that passed the UL 2218 steel-ball impact test at the highest level. Many Texas insurers give a premium credit for it; some Florida carriers do too.
Manufacturers say 25–30 years. In Florida and Texas sun, 18–22 is more realistic for standard architectural shingle. Ventilation and installation quality make up most of the difference.
