Cornelius · Mecklenburg County · Retail
This is the Cornelius page for roof inspection. The short version: you want an honest read on the roof's condition before buying, selling, insuring, or filing a claim, and you can have it without a salesperson at the door.
Get a written quoteThree-tab shingle from this era is past its life; the replacement will almost certainly be architectural, which earns better treatment at renewal. Most construction here dates from the '80s and '90s, so roofs are on their second cycle and carriers increasingly want to see a replacement date. Trees are the inland roof's main enemy — limb impact and debris damming valleys cause more claims than wind alone.
On cost: many roofers inspect free in hopes of a job; a paid independent inspection removes that incentive and is worth it for real estate transactions or insurance disputes.

How it works
For surface condition, yes, and it's safer on steep or tile roofs. It can't check nail pull-through or feel for soft decking, so it's a complement to a physical inspection, not a replacement, when the roof is questionable.
Every slope photographed, flashing and penetrations checked, attic viewed from below where accessible, and a written report with remaining-life estimate. A walk-around from the driveway is not an inspection.
