What it is
A schedule attached to the policy that pays a percentage of roof replacement cost based on roof age and material. A 15-year-old shingle roof might be scheduled at half or less. It replaces the replacement-cost promise you thought you had, for the roof only.
How to find it
Look on the declarations page for 'Roof Surface Payment Schedule,' 'RSPS,' or 'ACV Roof.' If it's there, the claim math changes: you'll receive the scheduled amount, not the full replacement cost, regardless of what the roofer documents.
What to do about it
Ask your agent what removing it costs. On a roof under ten years old it's often cheap to remove; on an older roof the carrier may require replacement first. Either way, know before the storm, not after.
