How it works
In Florida, for any roof over 15 years old, effectively yes — carriers want a report showing five or more years of remaining life. In Texas it's less formal but increasingly common on older roofs.
For surface condition, yes, and it's safer on steep or tile roofs. It can't check nail pull-through or feel for soft decking, so it's a complement to a physical inspection, not a replacement, when the roof is questionable.
