Alafaya · Orange County · Retail
This is the Alafaya page for flat & low-slope roofing. The short version: you want a quote for a flat or low-pitch section that shingle roofers keep declining, and you can have it without a salesperson at the door.
Get a written quoteSummer thunderstorms, not hurricanes, cause most of the roof damage here: straight-line wind, lightning strikes, and the occasional tornado embedded in a squall line. Inland homes miss the surge but not the wind — tropical systems shed speed slowly over Florida's flat terrain. Original tile roofs from the '80s and '90s are reaching underlayment failure now, and that's a lift-and-reset or full replacement, not a tile repair.
What it costs in Alafaya: priced per square like any roof but with a wider spread; TPO and modified bitumen are the common systems, and a silicone coating over a sound existing membrane is the lowest-cost path when it qualifies.

How it works
TPO is a heat-welded single-ply, white, and reflective — good in Florida and Texas heat. Modified bitumen is torch- or self-adhered asphalt, more forgiving on complex details. Both are fine when installed right.
If the membrane is intact and dry underneath, a silicone or acrylic coating can add 10+ years for a fraction of replacement. If there's saturated insulation, a coating just traps it.
