How it works
Tile is the wear layer, not the waterproofing. The underlayment beneath it typically fails at 20–25 years, and once it does, the roof leaks regardless of how good the tile looks. A re-underlayment (lift, replace, reset) is sometimes an option.
Individual cracked or displaced tiles, yes. Widespread tile loss usually means the underlayment took water and the whole system needs evaluation.
