How it works
Tile is heavy and wind-resistant, and with the right attachment method it scores well on a wind mitigation inspection. It's also expensive to replace, which is part of why some carriers are cautious about older tile roofs.
Tile is the wear layer, not the waterproofing. The underlayment beneath it typically fails at 20–25 years, and once it does, the roof leaks regardless of how good the tile looks. A re-underlayment (lift, replace, reset) is sometimes an option.
