How it works
TPO is a heat-welded single-ply, white, and reflective — good in Florida and Texas heat. Modified bitumen is torch- or self-adhered asphalt, more forgiving on complex details. Both are fine when installed right.
If the membrane is intact and dry underneath, a silicone or acrylic coating can add 10+ years for a fraction of replacement. If there's saturated insulation, a coating just traps it.
